Cancellations & refunds

Your booking is confirmed when payment is completed (paid in full upfront). The following refund terms apply to cancellations before move-in.

Refunds for cancellation before move-in

  • 30 or more days before move-in: full refund
  • 14–30 days before move-in: 50% of the rent refunded (cleaning fee and deposit refunded in full)
  • Under 14 days before move-in: rent non-refundable (cleaning fee and deposit refunded in full)

Security deposit

If you cancel before move-in, the security deposit is refunded in full. After a stay, it is returned within 14 days of checkout, less any actual costs such as damage or extra cleaning.

Nightly stays (under 30 nights)

For nightly stays, the cancellation policy is set per property and shown at booking. Our current standard: full refund until 30 days before check-in; non-refundable after (the cleaning fee is always refunded for cancellations before check-in). See the Accommodation Terms for details.

Cancellation by us / incomplete booking steps

  • If we cancel (e.g. double booking, suspected fraud): full refund.
  • If identity verification and lease signing are not completed by the stated deadline: after contacting you, we may cancel the booking with a full refund.

Ending a stay after move-in

Ending a stay after move-in is governed by your fixed-term lease and Japan’s Act on Land and Building Leases (see the Article 38 pre-contract disclosure provided before signing). This policy covers cancellations before move-in.

Refund method & exceptional circumstances

Refunds are issued via the original payment method (Stripe). In cases of force majeure (e.g. natural disasters), we will discuss options with you and handle them flexibly.
