Accommodation terms (stays under 30 nights)

These terms apply to nightly stays (under 30 nights) booked on the NomadJapan website (operated by Iemirai Inc.). Monthly stays of 30 nights or more are governed by a fixed-term lease and our Terms of Service instead.

1. Booking & payment

Your booking is confirmed when you select dates and guests on the availability calendar and complete full prepayment by credit card (Stripe). The displayed total includes the accommodation charge and cleaning fee.

2. Identity verification & guest registry

By law (Hotel Business Act / Private Lodging Business Act), we must keep a guest registry. Guests without an address in Japan are required to present their passport. Please complete the secure identity verification (Stripe Identity) we send after booking; you may also be asked to show your original passport at check-in.

3. Check-in / check-out

Check-in / check-out times and access instructions are provided on each property page and in your post-booking guide.

4. Cancellations & refunds

The cancellation policy is set per property and shown at booking (on the checkout screen). Our current standard policy is: full refund until 30 days before check-in; non-refundable after that (the cleaning fee is always refunded in full for any cancellation before check-in). Refunds are issued to the card used for payment. If we cancel (e.g., double booking or suspected fraud), you receive a full refund.

5. House rules

  • Occupancy beyond the stated limit, or overnight visitors not registered with us, is not permitted.
  • Smoking indoors is prohibited (any designated area is stated on the property page). Pet rules follow the property page.
  • Please keep quiet at night (22:00–07:00). Noise that disturbs neighbours and parties are prohibited.
  • Subletting/reselling the accommodation and unauthorised commercial filming are not permitted.
  • Please separate garbage as instructed for the property and municipality.

6. Damage & liability

You are responsible for the actual cost of damage to the property or furnishings caused intentionally or negligently by you, your co-guests or visitors. We are not liable for losses not attributable to us, to the extent permitted by law.

7. Licenses & accommodation tax

Each property's license number (Hotel Business Act license or Private Lodging Business notification) is displayed on its page. Where accommodation tax applies, we file and remit it in accordance with the law — no additional tax is charged on top of the displayed price.

8. Force majeure

If we cannot provide the stay due to force majeure (natural disaster, epidemic, governmental measures, etc.), we will refund the nights we could not provide, which shall constitute our full liability.

9. Governing law, language & jurisdiction

These terms are governed by the laws of Japan. The Japanese version is authoritative; the English version is a reference translation. Disputes are subject to the exclusive jurisdiction of the court for our registered location as the court of first instance.
