Terms of service & booking

These terms apply to your use of the NomadJapan website (operated by Iemirai Inc.) and to property bookings.

1. How a booking is made (instant booking)

You book by selecting your dates on the availability calendar and paying the full amount by card. Your booking is confirmed at the moment of payment. After booking, you complete identity verification and sign the fixed-term lease within the stated deadline (see section 3). If your dates are not fixed yet, you can send us a request instead.

2. Payment

Rent, cleaning fee and the security deposit are paid in full by credit card (Stripe) when you book. Prices and additional fees are shown on each listing page.

3. Identity verification & the lease (fixed-term)

After booking, you complete within 7 days of payment (or by 3 days before move-in, whichever is earlier): (a) identity verification (e.g. passport) via a secure verification service, and (b) signing the fixed-term building lease (定期借家). Before signing, we provide the pre-contract disclosure under Article 38 of the Act on Land and Building Leases — electronically with your consent, or on paper if you prefer. Signing is normally done online. Please present your original ID at check-in. If these steps are not completed in time, we may cancel the booking with a full refund.

4. Cancellations, refunds & cancellation by us

Cancellations and refunds are governed by our Cancellation Policy. We may cancel a booking with a full refund in cases such as suspected fraud, double bookings, or incomplete verification / signing under section 3.

5. Guest obligations

  • Follow the house rules and the stated occupancy and use.
  • Be considerate of neighbours and the building (noise, designated smoking areas, etc.).
  • Cover costs for damage or excessive soiling caused by you.

6. Liability

We are not liable for losses not attributable to us, to the extent permitted by law. We will respond promptly and reasonably to issues such as temporary equipment faults.

7. Governing law, language & jurisdiction

These terms are governed by the laws of Japan. The Japanese version is authoritative; the English version is a reference translation. Any dispute is subject to the exclusive jurisdiction of the court for our registered location as the court of first instance.
